How we work

Four steps, from the first conversation to the decision

Every engagement follows the same sequence. How long each step takes depends on your brief and the market, not on a fixed template.

The process

One process, four steps.

Step 01 · Understand your brief

Area, budget, timing and the kind of home you are looking for — agreed in a first conversation. This is also where we settle how you would like to view and what a good outcome looks like for you.

Step 02 · Search and shortlist

We review what the market offers against your brief and bring you the properties worth your time — each with location, condition and asking terms reviewed before you spend a viewing on it.

Step 03 · Viewings

Video first if you are abroad, in person if you are local, or both. Appointments are arranged around your schedule and attended with you, and each viewing ends with a clear note of what was seen.

Step 04 · Guidance along the way

Questions on process, paperwork or local context are answered as they come up, so nothing is left to guesswork. Guidance only — we do not provide legal or tax advice.

Once the brief is agreed

The shortlist work starts.

Properties are reviewed against your brief, and the ones worth your time are brought forward with the details that matter — location, condition and asking terms. Viewings are then proposed around your schedule, video first or in person.

To get started

What we need from you.

  • The area or areas you are considering — even roughly
  • A budget range, so the shortlist is realistic from day one
  • Your timing, and whether you need to travel to view
  • How you would like to view: video, in person, or both

If any of that is not settled yet, start anyway. Working out the brief is the first thing we do together — and it does not commit you to anything.

Questions

On viewing and timing

How soon can a viewing be arranged?

It depends on the property and the availability of the owner or agent. Once your brief is agreed we make the approach and propose times that suit you — often within a few working days.

Can viewings be attended in person?

Yes. Accompanied visits are one of our core services: we arrange the appointment and attend the property with you, so it can be examined properly and every question gets asked on site.

How does a live video viewing work?

We schedule a time, run the call at the property and walk through it with you live. You can ask for any room, any detail or any second look, and the answers come in the moment — not in a follow-up email.

What if I change my mind about a property?

Nothing is committed at the viewing stage beyond the service you have agreed. Tell us and we adjust the shortlist — that is part of the process, not a problem.

Ready to view your next home?

Tell us the area, the budget and how you would like to view. We will propose the next step — usually within one working day.
